Palm Jumeirah is Dubai's most recognisable address: a man-made, palm-shaped island built by Nakheel that reaches into the Arabian Gulf off the Jumeirah coast. Shaped as a trunk, 16 fronds and an outer crescent breakwater, it holds luxury apartments along the trunk, signature villas with private beaches on the fronds and a ring of five-star resorts on the crescent. It is the benchmark for waterfront living in the city, and one of the most sought-after, and most supply-constrained, off plan property markets in Dubai.

About Palm Jumeirah

Palm Jumeirah was built by master developer Nakheel through the 2000s, using reclaimed sand and rock to create around 5.7 square kilometres of new land and more than 40 kilometres of fresh waterfront. The first residents moved in from 2007, and the island has since grown into a self-contained community of roughly 80,000 people, anchored by landmark resorts such as Atlantis The Palm and Atlantis The Royal.

The island's structure defines its property market. The 2-kilometre trunk carries mid- and high-rise apartment buildings and is home to Nakheel Mall and the monorail; the 16 fronds hold the original rows of beachfront villas along calm canals; and the crescent, an 11-kilometre breakwater, carries most of the hotels along with a handful of ultra-exclusive residences.

Because the original villa rows sold out long ago and land is effectively fixed, almost all new supply now comes as apartment and branded off plan property along the trunk and crescent. That scarcity is central to the island's investment case and is covered in the dedicated off-plan section below.

Palm Jumeirah Location and Layout

Palm Jumeirah connects to the mainland by a 1.4-kilometre bridge at the base of the trunk, with Sheikh Zayed Road (E11) a few minutes away. A subsea tunnel links the trunk to the crescent. It sits directly offshore from Dubai Marina, JBR and Al Sufouh, so the beach and business districts of "New Dubai" are close, while Downtown and the main airport are a longer drive.

DestinationApproximate Drive Time (Off-Peak)
Dubai Marina / JBR10–15 minutes
Dubai Media City / Internet City15 minutes
Mall of the Emirates15–20 minutes
Downtown Dubai / Burj Khalifa25–30 minutes
Dubai International Airport (DXB)30–35 minutes
Al Maktoum International Airport (DWC)35–40 minutes
Expo City Dubai30–35 minutes

Palm Jumeirah is one of the most expensive addresses in the city, and prices have climbed strongly. Bayut's H1 2026 data puts average apartment asking prices at around AED 3,529 per square foot, well above the citywide average of roughly AED 1,658. Values rose in the double digits year-on-year, and the island's fixed supply of beachfront homes keeps upward pressure on both apartments and villas.

Unit TypeTypical Purchase Price (AED)
Studio (trunk)0.9 – 1.4 million
1 Bedroom apartment1.5 – 3.2 million
2 Bedroom apartment2.5 – 6.0 million
3 Bedroom apartment4.0 – 10.0 million
Frond villa (4–5 bed)18 million and above
Signature villa / branded penthouse40 million to 200 million+

Even entry-level apartments comfortably clear the AED 2 million threshold for the UAE's ten-year Golden Visa, based on DLD-registered value, with several properties under one owner allowed to be combined. As of 2026, the rules were simplified so the payment schedule no longer matters, only the total value, which makes an off plan property on the Palm a straightforward Golden Visa route. Our guide to the 2026 UAE visa rule changes covers the current position.

How Much Does It Cost to Rent in Palm Jumeirah in 2026?

Palm Jumeirah sits at the top of Dubai's rental market. Rents cover a very wide band, from trunk apartments to full frond villas, and eased slightly through 2026, with Bayut noting a fall of around 10% across apartment listings over twelve months. The ranges below reflect typical 2026 apartment levels; villas run far higher.

Unit TypeTypical SizeAnnual Rent Range (AED)
Studio500–800 sq. ft.90,000 – 130,000
1 Bedroom800–1,300 sq. ft.140,000 – 200,000
2 Bedroom1,400–2,000 sq. ft.200,000 – 320,000
3 Bedroom2,000–3,500 sq. ft.300,000 – 500,000
Frond villa (4–5 bed)5,000 sq. ft.+1.3 million and above

Registered DLD contracts and Bayut listings put the average apartment rent on the Palm around AED 250,000 to AED 350,000 a year across all sizes, with branded and beachfront towers commanding a clear premium. Rent increases at renewal follow the DLD's Smart Rental Index, and landlords must give 90 days' written notice of any change. Palm Jumeirah is also one of Dubai's strongest short-term holiday-let markets, where furnished sea-view units and villas can outperform annual leases.

Off-Plan Property in Palm Jumeirah

With the original villas long sold and no new land to reclaim, almost every new home on the island now arrives as off plan property, mostly apartments and hotel-branded residences along the trunk and crescent. Supply is limited and demand is high, which is exactly why off-plan launches on the Palm are treated as trophy assets by lifestyle buyers and investors alike.

Why buy off-plan on Palm Jumeirah?

  • Scarcity and prestige: New off-plan property on the Palm is rare, so launches tend to sell out fast and hold their value through the market cycle better than most Dubai addresses.
  • Staged payment plans: Off-plan is bought on a payment plan tied to construction and handover, spreading the cost rather than paying in full upfront, with some launches offering post-handover instalments.
  • Golden Visa route: Any purchase of AED 2 million or more qualifies for the ten-year Golden Visa, and since 2026 only the total value matters, not the payment schedule, so off-plan units from approved developers count.
  • Branded rental programmes: Many off-plan towers are hotel-branded and come with managed short-let programmes, giving owners a structured route to income from handover.
  • Escrow protection: Registered off-plan projects use DLD-regulated escrow accounts, tying buyer payments to the approved project.

Notable off-plan launches on Palm Jumeirah

Recent and current off plan property on the island spans some of Dubai's most prestigious branded names, including Six Senses Residences and Serenia Living (both handing over in 2026), Orla by Omniyat, SLS Residences The Palm, One Crescent, Ellington Beach House, Como Residences and Armani Beach Residences. Developers active on the Palm include Nakheel, Omniyat, Select Group, Ellington and Arada.

Off-plan vs ready on the Palm

A ready Palm apartment or villa suits buyers who want to see the exact home, secure a mortgage more easily and earn rental income from day one. An off-plan property suits buyers with a longer horizon who want a lower entry point, a brand-new branded product and a staged payment plan, and who are comfortable waiting for handover. Given how little ready product exists at this specification level, off-plan is often the only way to secure a brand-new home on the island. Getting Around: Monorail, Tram and Roads

Does Palm Jumeirah have a metro station?

Not directly, but it has its own monorail. The Palm Monorail runs the length of the trunk from Atlantis to the Gateway station at the base of the island, where it links to the Dubai Tram and, in turn, the Red Line metro at DMCC and Sobha Realty. For most residents, a car or taxi is the practical everyday option, with the monorail useful for reaching Atlantis and the crescent.

Connectivity & Road Access

The island connects to the mainland by a single bridge onto Sheikh Zayed Road (E11), with the subsea tunnel linking the trunk to the crescent. That single access point is the island's main connectivity constraint: getting on and off the Palm can be slow at peak times and during major events.

Is Palm Jumeirah walkable?

In parts. The Boardwalk around the crescent side of the fronds and the promenades at The Pointe and Nakheel Mall are pleasant for walking, but the island's scale means most trips between the trunk, fronds and crescent need a car or the monorail. Villa living on the fronds is private and low-density rather than walkable.

Parking

Villas come with private parking, and apartment buildings include allocated resident parking with valet at the branded towers. Nakheel Mall and The Pointe have large public car parks, though visitor parking near popular restaurants and beach clubs can be tight at peak times.

Schools and Nurseries in Palm Jumeirah

Palm Jumeirah has nurseries on the island but limited on-island schooling, so most families use a nursery locally and drive 15–25 minutes to schools in Al Sufouh, Al Barsha, The Greens and Emirates Hills.

  • Nurseries on the island: Several nurseries operate on the trunk, most following the British Early Years Foundation Stage (EYFS) framework, along with hotel kids' clubs and activity centres.
  • Nearby schools (15–25 minutes by car): GEMS Wellington International School and Dubai College in Al Sufouh, Dubai British School in Emirates Hills and Emirates International School Meadows are among the closest across British and IB curricula.
  • Ratings note: KHDA paused full school inspections for the 2024–25 and 2025–26 academic years, so most published ratings date from 2023–24. Confirm current ratings, fees and seat availability directly with each school.

Healthcare Access in Palm Jumeirah

Palm Jumeirah has clinics on the island for everyday care, with full hospitals a short drive away on the mainland.

  • Clinics on the island: Several clinics and pharmacies operate on the trunk and at Nakheel Mall, covering general practice, dental and outpatient specialties, along with resort medical services.
  • Nearest hospitals: Saudi German Hospital and Al Zahra Hospital in Al Barsha, and Medcare and King's College Hospital nearby, are roughly 15–20 minutes away for emergencies and specialist care.

Daily Life: Groceries, Worship and Essentials

Supermarkets: Nakheel Mall anchors island shopping with Waitrose, and Spinneys, Choithrams and Carrefour operate across the trunk and Golden Mile Galleria, so residents have full grocery options without leaving the island.

Places of worship: Mosques serve the island community. Churches and temples are not located on Palm Jumeirah; the nearest are in Jebel Ali and Bur Dubai, around 20–30 minutes away.

Pets: The Palm is popular with pet owners for its promenades and villa gardens, though individual buildings set their own pet policies, so check the rules before signing or buying.

Things to Do: Beaches, Resorts and Attractions

Beaches and Beach Clubs

The Palm is defined by its beaches. Frond villas have private beach access, while trunk residents use building beaches and public options, and the island's beach clubs, from FIVE and Nasimi to the White Beach at Atlantis The Royal, are among the best known in the city.

Atlantis, Aquaventure and The View

Atlantis The Palm and Atlantis The Royal anchor the crescent, home to the Aquaventure waterpark and The Lost Chambers Aquarium. The View at The Palm, an observation deck on Palm Tower, gives the best overhead view of the island's shape.

The Pointe, Nakheel Mall and Dining

The Pointe and Nakheel Mall are the island's lifestyle hubs, with waterfront restaurants, retail and, at times, the Palm Fountain. The crescent's resorts add a dense concentration of destination restaurants and rooftop bars.

On the Water

The island is a hub for yacht charters, water sports and skydiving drop-zone views, with the calm frond canals and open Gulf both accessible from the community.

Where to Eat in Palm Jumeirah: Clusters Worth Knowing

Palm Jumeirah has one of the densest fine-dining scenes in the city, spread across the clusters below.

  • Crescent resorts: The five-star hotels, from Atlantis and One&Only to Waldorf Astoria and Jumeirah Zabeel Saray, hold destination and celebrity-chef restaurants and rooftop bars.
  • The Pointe and Nakheel Mall: Waterfront and mall dining aimed at residents and families, from casual to upscale.
  • FIVE Palm Jumeirah: A well-known cluster of trending restaurants, beach club and nightlife on the trunk.
  • Club Vista Mare and Golden Mile: Trunk-side casual dining strips popular with residents.

Price points sit at the higher end, from roughly AED 120–200 per person for a casual meal to AED 500 or more per head at the resort fine-dining venues.

Who Lives in Palm Jumeirah: Resident Profile

Palm Jumeirah's resident base skews towards affluent families, professionals and international investors drawn to beachfront, resort-style living. Typical residents include:

  • Affluent families in frond villas, valuing private beaches, garden space and low-density exclusivity.
  • Professionals and couples in trunk apartments who want a beach-and-resort lifestyle within reach of the New Dubai business districts.
  • International and high-net-worth investors buying branded and off plan property as trophy assets, for Golden Visa eligibility, or for managed short-term rental income.
  • Holiday-home guests, since the Palm is one of the city's strongest short-let markets; holiday homes must be registered with Dubai's Department of Economy and Tourism.

The mix of long-term residents and holiday guests, plus a heavy concentration of resorts, gives the island a lively, tourist-facing character alongside its exclusive residential fronds, which is worth weighing depending on whether you want privacy or a resort atmosphere.

Things to Consider Before Moving to Palm Jumeirah

  • Single access point: The island connects to the mainland by one bridge, so getting on and off can be slow at peak times and during events.
  • Premium running costs: Service charges are among the highest in Dubai, especially in branded apartment towers, which lowers net yields.
  • Car-dependent: The island's scale means most residents rely on a car; the monorail covers only the trunk.
  • Tourist footfall: The crescent resorts and attractions bring crowds, which suits some buyers and not others.

Best Time to Visit Palm Jumeirah

Dubai's climate shapes both the tourist calendar and the practical experience of viewing or living on the Palm.

PeriodConditionsNotes for Visitors and Buyers
November – March18–28°C, low humidityPeak season; beaches, beach clubs and resort dining are at their best and busiest
April – May28–35°C, rising humidityShoulder season; still strong beach days and easier viewing appointments
June – September35–45°C, high humidityBeach quiet by day; residents rely on indoor amenities and evenings, and hotel offers peak
OctoberCooling beginsBeach season returns; a good window for viewings before peak crowds

Buyers should try to view at least once in the evening and once in daylight, since sea and skyline views, beach access and resort atmosphere are central to how a Palm home feels.

Palm Jumeirah vs Neighbouring Communities

Buyers comparing Palm Jumeirah with nearby areas are usually weighing beachfront prestige against price and practicality.

CommunityTypical 1-Bed Rent (AED/year)FreeholdStandout Factor
Palm Jumeirah140,000 – 200,000YesIconic island address, private beaches, branded and off-plan trophy assets
JBR110,000 – 150,000YesDirect beach access and a lively promenade at a lower price point
Dubai Marina95,000 – 135,000YesWaterfront towers and marina views, more urban and more affordable
Dubai Harbour / Emaar Beachfront130,000 – 190,000YesNewer beachfront off-plan towers next to the marina and cruise terminal
Bluewaters Island140,000 – 200,000YesCompact island living at Ain Dubai, premium but smaller scale

Palm Jumeirah stands alone at the top for iconic, private-beach living, and its scarcity of new supply is why off-plan launches there hold such value. Buyers who want beachfront at a lower entry point often cross-shop it against JBR and the newer Dubai Harbour and Emaar Beachfront off-plan towers.

Frequently Asked Questions

Is Palm Jumeirah a freehold area?

Yes. Palm Jumeirah is a fully freehold community, so both UAE nationals and foreign buyers of any nationality can hold full title to property on the island, whether they buy ready or off-plan.

Who developed Palm Jumeirah?

Nakheel is the master developer of Palm Jumeirah. Individual buildings and villas were delivered by a range of developers, and current off-plan property on the island comes from names such as Nakheel, Omniyat, Select Group, Ellington and Arada.

Is off-plan property in Palm Jumeirah a good investment?

It can be a strong one. The island's fixed supply of beachfront homes and its status as Dubai's benchmark luxury address mean off-plan launches tend to sell out fast and hold value well. As with any off-plan property, returns depend on the developer, payment plan and handover timeline, and this is the trophy end of the market, so it suits buyers with a medium-term horizon and a lifestyle or capital-growth goal.

What is the average rent for a 1-bedroom apartment in Palm Jumeirah?

As of 2026, a one-bedroom apartment on Palm Jumeirah typically rents for AED 140,000 to AED 200,000 per year, among the highest in the city. Branded and beachfront towers command the top of the range.

How much do service charges cost in Palm Jumeirah?

They vary widely by property type. Frond villas typically pay around AED 3 to AED 6 per square foot of plot, standard trunk apartments roughly AED 12 to AED 18, and branded apartment residences AED 35 to AED 45 or more. Always check the specific building or villa's official rate on the DLD Service Charge Index before buying.

Does a Palm Jumeirah property qualify for the Golden Visa?

Almost always. The ten-year Golden Visa requires property worth AED 2 million or more at DLD-registered value, and nearly every home on the Palm clears that threshold. Since 2026 only the total value matters, not the payment schedule, so an off-plan property from an approved developer qualifies, and units can be combined under one owner.

How do you get to Palm Jumeirah?

By car over the bridge from Sheikh Zayed Road, or by the Palm Monorail, which runs the length of the trunk from the Gateway station (linked to the Dubai Tram and Metro) to Atlantis. There is no metro station on the island itself.

Is Palm Jumeirah good for families?

Yes, particularly for families in frond villas who want private beaches, garden space and low-density living. Trunk apartments suit couples and smaller families. There is no full school on the island, so families drive 15–25 minutes to schools on the mainland.

What is the rental yield on Palm Jumeirah property?

Gross rental yields on apartments typically fall between 5% and 6.5%, and villas 3.5% to 5%, lower than mid-market districts because purchase prices are high. The Palm compensates with prestige, capital appreciation and one of the strongest short-term holiday-let markets in Dubai.

Can non-residents get a mortgage for a Palm Jumeirah property?

Yes, usually at a loan-to-value ratio of around 50–60%. UAE-resident expatriates can typically borrow up to 80% on ready homes up to AED 5 million and up to 70% above that, which matters given Palm price levels. Financing is easier on ready homes than on an off-plan property, where banks lend against staged construction. Try our mortgage calculator to estimate repayments.

How does Palm Jumeirah compare to JBR or Dubai Marina?

All three are waterfront and freehold, but Palm Jumeirah is the premium, private-beach island address at the highest price point, while JBR offers a lively public-beach promenade and Dubai Marina offers urban marina-view towers, both at lower entry costs. Buyers wanting the newest beachfront product also compare the Palm with off-plan towers at Dubai Harbour and Emaar Beachfront.

What is the best time of year to view properties in Palm Jumeirah?

November to March, when the beaches, beach clubs and resort dining operate at full capacity. Try to view both in daylight and in the evening, since sea views, beach access and resort atmosphere define how a Palm home feels.
